ok guys, some of us have cars that are in storage/a garage, and space is probably dusty and limited. a guy in stafford and i are trying to round up a couple more people to go in on spliting up a shop/small warehouse to work on our cars. i have found a few places but prices are high or they are filled to capacity. if anyone needs shop space (nick? - not bb, rodney?, jim?), speak up.

On this again are you?

How big?
How much?
Who's name is it under?
Who will be on the insurance?
How will the space and time be split up?
Lift?
Where is it?
Does it have air, tools, etc?
Security on site?
Alarm?

Probably more questions that I cannot think of right now.

yes, unfortunately. i cant do very much with little space and a dusty environment. you dont want to see what jim and tyler did to my poor bird :tongue:

size will be under 1000 sq ft. we dont need anything huge.
price, around 600. the more people, the cheaper.
name, whoever wants to sign.
insurance, rodney. nah, dunno yet.
time, hoping for 24 hour access; space, first come first served i guess.
lift, there are some with lifts.
location, doesnt matter to me, but my stafford guy wants its in sw side.
probably no tools and air compressor, ill bring my own chit.
security, ill have to inquire, but most likely none. probably has a lockable door.
alarm, doubtful. pit bulls, possible :rolleyes:

As good as it sounds to have more space this could be a disaster Mike. Your tools come up missing because some dude you really dont know that is splitting the place lets 20 of his buddies come to use the shop too. What you going to do if you have your car in there and everybody else stores their car in there too? How can you make it fair for you to store a car and not the next person? If you sign the lease and everybody who you thought were sticking in flake out what are you going to do? Do you have to pay for water and electricity? Just get your own place and call it good. There are places that are cheaper.You just have to look around. Stop being cheap.

I was trying to make a point. Personally Mike you should get YOU a place and charge others to come borrow. You could make up the rent some months and not others. Even with this said most landlords will not let you do this. Too much liability.

this other guy is on westsidemustangs. the tools i bring i will take home with me. ill probably leave the big/heavy stuff locked up in the trunk.

chris, you suggest i find a cheaper place, yet you call me cheap? im lost. $600 is actually cheap, from what i have found on the sw side. this other guy doesnt want to travel too far. i dont have that much money to spend anymore, in a sense. thats why im trying to recruit a few more guys, not 20. thats excessive. and dont forget, i have another place on the nw side. not that its important to you, but i was hoping my family was going to go up there yesterday and clean up the garage and paint the interior walls. then it would be closer to storing a car and living there.

as for me getting a place and renting it out, highly unlikely. i only need a few months to work on these cars.

chris, delete away. i get it, its a bad idea. what was i thinking...

well i would sure like to you use it every once in awhile, and give you money when i do but, you would need to regulate who goes in and out. air compressor would be really great. you could trust some people to, not **** with it. u just have to deside who u want to trust. don

Mike what we are trying to say is you really need to think about it. Sit down with the guy at the storage and get some info.

How many people can have keys?
How many people can sign the lease? ( you will want everyone to be on there so you dont get screwed)
What happens if the next storage unit catches fire?

Think about this. lets say just you and the guy from the other site get a place. Now what if he tells his buddies that he has a place to work on cars. It wont take long for there to be no room for you. No matter what size you have. Are you going to tell him he cant have friends over there working on their cars?

We are just wanting you do make sure you know fully what you are getting into. We are not trying to talk you out of it. We are your friends and dont want to see you get screwed. Renting a storage like you have now if different then what you are wanting to get into. For example the one my company is in cost alot. You have cost of renting the place, insurance, taxes, water, phone, electricity, and anything else you can think of. If while you are renting this spot and the city inspectors come out and notice anything wrong you as a tenant are responsible for doing any and all repairs. Trust me we found out the hard way. If you are doing any work in the storage you might have to get a permit. When I say quit being cheap I mean quit wanting to split it with everyone. Last time there was talk about this you wanted to get atleast 10 people to split a storage. I can tell you right now unless you go to a run down place they will not let this happen. We had a hard enough time giving out keys to our shop to employees. When I said find something cheaper I mean look around. The place we have is about 650 a month. But that has 2 offices and a kitchen area. They have other buildings that have just a storage. I think they start out at 450. And they are not small. But I can tell you that our place will not allow a bunch of people in and out of the place.


This is just my thoughts and im sure some will agree. I will not delete this thread because I think its a bad idea. Someone here might want to join in. All im going to say is good luck and do alot of research.

I too want you to protect yourself.
Consider possibly a sub lease.

You cannot know how many times I've looked at getting a place only to find out I have to have 1200.00 insurance, and then they tell me no working on vehicles. Heck my storage unit doesn't like cars or motors any more, "it'll mess up the floors". And absolutely no no no painting. Need to find a dive to get away with that.

There is a place on hwy 3 I have been eyeballing. It's been vacant for some time.

Mike, it's not a bad idea. But it could turn out bad if you're not careful. Just give careful thought to all the issues raised here. Don't assume everyone is as responsible as you. Think through all the possibilities, however remote, and ask yourself what would happen. It doesn't even have to be from someone being irresponsible. What happens if you rent a place with a guy, and he loses his job? Paying rent on a workshop won't be his top priority.

I agree with the others that the best way is to find a place you can afford yourself, and charge others to use it.

guys, first off, if i came across as somewhat hostile, i apologize. yesterday was hell at work, everybody was rushing me, thanks to half my department out sick or on vacation.

with that out of the way, i am only looking for one other person. this other guy has a stang and a boat to store, then i have at least one car to work on, then whoever else wants to store their car. im not trying to get a huge number of people involved, that would be hectic. he also has a storage unit at the same location as me, and he is wanting to find a cleaner environment for the same reasons as me. ill talk to him about having his buds over to work on their cars.

thanks for the advice, too. ill do some more looking around and research. im just anxious to finish my birds. i havent touched my 93 in over 5 months :(

lunch, ehh, pretty much whenever. i am supposed to be gone an hour, but sometimes i overshoot, but bossman is lenient, so its all good. you gonna be on my side of town today?

Possibly. I have to pick up a couple parts off Fondren. I do not know when I will be up there. Shall I call you?
